As part of our pre-purchase services, we offer three levels of initial condition survey. The inspection itself is always thorough and includes a top-down assessment of the building fabric, looking carefully at each component and identifying risks or defects. The difference between the three survey types lies in the level of detail provided in the report, so clients can choose the format that best suits their needs.
This survey is designed for clients who are still deciding whether to proceed with a purchase and want an early understanding of potential risks. After our inspection, we prepare a short written note highlighting the key issues and then arrange a consultation to discuss the findings and suggest next steps. It provides a straightforward overview of the building’s condition, together with broad guidance on likely repair costs.
This level suits most clients who want a clear and well-rounded understanding of a building before committing to proposed works or purchase. The report, usually 25–75 pages, sets out our key observations and practical advice on repair and maintenance. We also provide indicative costings and highlight where statutory consents may be relevant. It gives enough depth to support both informed purchase decisions and forward planning.
This option is for clients who want the most complete picture of a building before committing to purchase or major works. Reports at this level typically run to 75–100+ pages and provide a structured review of every element of the fabric. We set out detailed analysis of condition, highlight risks, outline repair needs, and provide full cost projections. Statutory consent requirements are also explained in detail, giving you a clear roadmap for the way forward.
